Commissioning services
Commissioning confirms that a building and its systems meet the Owner's Project Requirements. We act as the independent Commissioning Authority from pre-design through the first year of operation, following ASHRAE Guideline 0-2019, ASHRAE Standard 202-2018 and the LEED v4 and v4.1 commissioning prerequisites and credits.
LEED Fundamental and Enhanced Commissioning
For BD+C and ID+C projects we deliver the full scope of EA Prerequisite Fundamental Commissioning and Verification and EA Credit Enhanced Commissioning, Options 1 and 2, as a CxA not otherwise involved in design or construction.
Pre-design
Facilitate and document the Owner's Project Requirements, then review the design team's Basis of Design against them.OPR, BOD review comments
Design
Commissioning design review of mechanical, electrical, plumbing, renewable and enclosure systems, including sequences of operations and controls points lists.Design review log
Construction
Cx plan, submittal review for commissioned equipment, site observations, pre-functional checklists and a live issues log.Cx plan, checklists, issues log
Acceptance
Functional performance tests witnessed and documented system by system, trend review and verification of operator training.Functional test reports, Cx report
Occupancy
Systems manual, seasonal testing, 10-month post-occupancy review and the ongoing commissioning plan.Systems manual, 10-month review
Systems covered: HVAC&R and building automation, VRF and fan-coil systems, lighting and daylighting controls, domestic hot water, renewable energy, and the building enclosure for Enhanced Option 2.
Building enclosure commissioning
For LEED Enhanced Commissioning Option 2 and owner-driven enclosure programs: review of the enclosure Basis of Design, drawings and specifications for thermal, air, water and vapor control; mock-up testing; coordination of field tests under ASTM E783, E1105, E1186 and E2813; punch list and close-out.
Reference: Maxx Royal Maldives, a LEED NC Platinum resort, where we delivered the full commissioning scope, Fundamental and Enhanced, including the building enclosure.
Existing building and retro-commissioning
For LEED O+M and ENERGY STAR portfolios: current facility requirements, investigation with an ASHRAE Level 1 or 2 energy audit, tracking of measure implementation, verification and an ongoing commissioning plan. Energy modeling ranks the measures before fieldwork, so site time goes where the savings are.
Monitoring-based commissioning
BAS trend analysis and fault detection set-up for the LEED v4.1 monitoring-based commissioning path, with quarterly performance reports delivered through Glodra.
How we work with US project teams
- Design review and documentation from New York; our CxA on site for observations, functional testing and enclosure tests, or a local Cx technician working under our direction for extended test periods.
- All documents in LEED Online format. We upload them and answer reviewer comments.
- Fixed-fee proposals by phase, returned within five business days.
